Making a roof damage claim

Insurance covers sudden damage. It does not cover a roof that wore out. Almost every disputed claim comes down to which of those two a roof is.

Step 1 of 6

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

Free. You are not committing to anything.

Read anything before you sign it

Be wary of any contract signed in a hurry after a storm, particularly one that ties you to the contractor regardless of what the insurer decides.

Know what your policy actually pays

The two clauses that decide the cheque are the settlement basis and the deductible. Some policies also carry a separate, larger deductible for wind and hail.

Mind the deadline

Policies impose time limits on reporting damage, and they are shorter than people assume. Damage found late — hail in particular — is often denied simply because too long has passed.

Photograph everything, immediately

Take far more pictures than feel necessary, including undamaged areas for comparison. Do it before the tarp goes on, not after.

Stop further damage, and keep the receipts

Policies expect you to take reasonable steps to prevent things getting worse, and they generally reimburse the cost of doing so. Tarps, emergency call-outs, a temporary patch. Keep every receipt.

Get an independent assessment first

A written contractor assessment before the adjuster visits gives you a scope to compare against. If the two disagree, ask for the contractor to be present at a re-inspection — it changes the conversation considerably.

In short

Document first, mitigate second, file third. In that order it usually goes smoothly; in any other order it usually does not.

Related questions

What time of year is best to re-roof in Garden Grove?

Here, the long dry run from May to October is the easy window. November through March is when the phone rings hardest, which means less flexibility on dates and less room on price.

Can I stay in the house while it is done?

Yes, though it is loud, and things will fall off shelves in the garage. Move cars out of the driveway and take anything fragile off the walls of the top floor.

Should I repair or replace?

It depends almost entirely on how much life is left in the material. Ask any contractor who inspects it to give you a number of years and a reason. If two of them independently say the same thing, believe it.
